Shadow Creek

Innovation. The Shadow Creek Ranch development includes a 300-acre linked system of lakes and dry detention basins. As part of the proposed master drainage plan, LJA developed the lakes to be used as an interconnected detention system designed to control the flow of stormwater into Clear Creek, Shadow Creek’s northern boundary. The detention system prevents uncontrolled stormwater from inundating local bayous and creeks.

Shadow Creek Ranch is a 3,800-acre master planned community located in Pearland, Texas encompassing both the Alvin and Fort Bend independent school districts. Upon completion, the property will provide over 12,000 homes and apartments with home prices ranging up to $1 million. Amenity/detention lakes and over 22 miles of hike and bike trails wind through commercial, industrial, civic, and recreational sites including schools, churches, a hospital, daycare facilities, police annex/fire station, library, and a senior assisted living center. Shadow Creek Ranch is located in what is considered one of the fastest growing suburbs of Houston and upon completion over the next several years, is expected to double Pearland’s population.

The lake system is a part of a Tax Increment Reinvestment Zone financing plan, in which a base value is established for the land it encompasses. The difference in the land’s original value and its increased value is considered the increment value. The tax generated from the overage funds improvements in the area. Subsequent costs to construct the lakes, including the land value, will be reimbursed to the developer.
