Responsiveness. Working with Newland Communities for over a decade on this 2,000 acre development, LJA has had the distinction of designing project-wide infrastructure and hydrology and hydraulics, as well as the creation of the municipal utility district. LJA was pivotal in designing and managing the construction of an extensive flood plain reclamation system which protects Telfair from flooding and keeps it livable and safe to this day.

LJA provided overall site master planning, residential component design, land use and amenity programming, and conceptual studies for the traditional neighborhood and mixed-use site. The large-scale “in-fill” site runs along two major arterials and is situated near the geographic center of the suburban Houston municipality. The site includes the 200-acre University of Houston – Sugar Land campus, a 95-acre site reserved for the Texas Energy Center, and three Fort Bend Independent School District facilities. One of the most visible amenities at Telfair is the central 70-acre lake and linear park system meandering through the community, accented with live oaks, azaleas, fountains, and bridges. Landscape concepts, wall design, hardscape elements, and aquatic planting for the upper lake were also key features of LJA’s work, as was major infrastructure design, hydrology and hydraulics, low impact development, MUD creation, construction management, surveying, and district engineering services.

Telfair lies in the 100-year flood plain of the Brazos River, and LJA was charged with the design of an extensive flood plain reclamation system, including levees, pump stations, and internal storage reservoirs which function as lakes. LJA serves as District Engineer for Fort Bend County LID No. 17 which is responsible for these major drainage and flood plain reclamation facilities.
