Innovation. Southlake is a 315 acre master-planned community located in the City of Pearland, Brazoria County, and Fort Bend County, Texas. This development is within Brazoria-Fort Bend County MUD No. 1 (B-FBCMUD 1) and the City of Pearland, Tax Increment Reinvestment Zone No. 2 (TIRZ No. 2). Perry Homes is the home builder of Southlake and is known as one of the largest and most trusted builders in Texas for over 50 years, SCR 518, Ltd. is the developer of the project. This unique master-planned community includes a series of detention ponds/amenity lakes, and parks. The community includes a variety of lot sizes with premium lots located on the lakes. Southlake has a recreation center complex that includes a park, playgrounds, and a pool complex.

LJA services include a master drainage plan, traffic impact analysis, master utility plan, traffic signal design, bridge design, round-about design, detention pond/amenity lake design, and design of all water, sanitary sewer, drainage, and paving facilities. Additionally, LJA serves as the Engineer for B-FBCMUD 1 and TIRZ No. 2.

LJA designed a traffic signal at Southlake Boulevard and Broadway Street, three major roundabouts along Southlake Boulevard, and a bridge over the Gulf Coast Water Authority canal. SCR 518, Ltd. completed development of the full 771 lots of the Master Plan Community this year. LJA is currently working with one of the developer’s affiliated companies on the design of their next big community.
