Innovation. It was vital to create a sense of community while providing easy access to recreation, parks and trails, and other area amenities. Understanding this delicate, yet crucial relationship has been key in arriving at deliberate solutions that make Avalon a highly desirable and sought-out master planned community that truly works for residents.

Avalon is a 420-acre residential community with over six miles of trails and pathways connecting five parks, a community recreational center, a nature preserve, and a school campus within each unique neighborhood. LJA was responsible for amenity and landscape design for these facilities and provided comprehensive planning services. The trail system connects the community to Sugar Land Memorial Park which contains sportsfields, a dog park, a canoe launch, playground, and other recreation-rich features. The park is the initial phase of the 1,200-acre Brazos River Park. The system also connects to surrounding neighborhood trails including the First Colony trail and walkway system.

The master planned project contains three upscale residential communities with a clubhouse and recreation center that includes a landmark swimming pool with waterfalls and fountains. Extensive landscaping for the grounds is complemented by the addition of decorative retaining walls at the lakes, which offer fishing and non-power boating opportunities for residents. Several feature lakes provide an aesthetic appeal and a recreational outlet, as well as form the overall drainage solution for the community. The LJA-designed drainage plan includes a levee and stormwater pump station to provide flooding protection from the nearby Brazos River. In addition, LJA provided engineering support for the creation of Fort Bend County MUD. No. 113 and LID. No. 14, the political subdivisions utilized in developing and managing the levee and utility systems.
