If The Reserve At Clear Lake Could Talk

Clear Lake City is located near the Bay Area and is home to families working in both coastal and downtown Houston jobs. Development in this community has been moderate since the 1990s. In 2007, Fidelis Realty Partners purchased 450 acres of land on Clear Lake City Boulevard located east of the Gulf Freeway and south of Sam Houston Parkway, with plans to reinvigorate the economy and attract new residents.

The tract, previously owned by Kinder Morgan, was prime acreage for commercial and retail development and associated infrastructure such as schools, parks, and homes, but possessed significant hurdles posed from existing pipeline corridors. As time passed, Fidelis chose to retain the commercial acreage for retail, restaurant, and grocery development, including an HEB, and sell the remaining land to a premier residential home builder. Trendmaker Homes began working with LJA in 2012 to lay the groundwork for the new master planned community, which would later be known as The Reserve at Clear Lake City.

The Reserve was designed for varying lot sizes intended to
attract a multitude of buyers; however, it was in desperate need of a major thoroughfare to control and streamline increased traffic created by the new commercial and residential development. El Dorado Boulevard became that new roadway.

A collector road was also created to connect El Dorado Boulevard to Space Center Boulevard to provide an additional route for residents accessing the north side of Clear Lake City. As the land contained more than 25 pipelines, many challenges were encountered on the site. One major solution during the planning stages included designing zero load slabs to create underground concrete bridges to protect Exxon, Chevron, and Shell pipelines and allow for roadway and utility crossings.

Home construction is underway on Phases One and Two. Sales have been good in the area with 213 sold to date. In response to the success of the first phases of The Reserve, Trendmaker kicked off Phase Three. Fidelis Realty has surrounded its anchor store, HEB, with several retail outlets such as PetSmart, Smoothie King, MOD Pizza, and Ritter’s Custard and Burgers. LJA continues to work with the developer on this high profile project.
